Roof maintenance signs – The Plumbing Gang

Your roof takes the full force of Brisbane’s sun, storms and humidity every day, so it’s no surprise that it needs some attention over time. The trouble is that most roof problems aren’t visible from the ground until water is already getting inside. Knowing the early warning signs can help you catch small issues before they turn into damaged ceilings, wet insulation or a much bigger repair.

Water stains on ceilings or walls

Brown or yellow stains on the ceiling, especially after rain, are one of the most common signs of a roof leak. Keep in mind that water can travel along roof battens and sarking before it drips, so the stain is often some distance from where the water is actually getting in.

Drips or damp patches after rain

Active drips, damp patches or bubbling paint mean water is already reaching the inside of your home. Put a bucket under any drip, move valuables away and get the roof checked promptly.

Mould or musty smells in the ceiling

A musty smell in upstairs rooms or a manhole area can point to moisture in the roof space. Ongoing moisture can damage insulation and plasterboard over time.

Signs on a metal roof

Metal roofs are popular across South East Queensland, and they’re durable, but they still need maintenance. Look out for:

  • Loose or missing roof screws: screws can work loose as the metal expands and contracts in the heat, and the washers under them can perish, letting water in
  • Rust spots or holes: rust often starts around screws, overlaps and areas where debris sits
  • Lifted or damaged sheets: strong winds can lift the edges of sheets, especially if fixings have loosened
  • Failed sealant: sealant around penetrations and joins can crack and lift with age

Signs on a tile roof

Tile roofs have different weak points. Common signs include:

  • Cracked, broken or slipped tiles: often caused by storms, falling branches or people walking on the roof
  • Cracked or crumbling ridge capping mortar: the ridge caps along the top of the roof are bedded and pointed, and this can deteriorate over the years
  • Loose ridge caps: once the bedding fails, ridge caps can move and let water in
  • Blocked valleys: leaves and debris in the valleys between roof sections can cause water to overflow under the tiles

Flashings and roof penetrations

Flashings are the metal strips that seal the joins where the roof meets walls, chimneys, skylights, vents and pipes. They’re a very common source of leaks on both metal and tile roofs. Flashings can lift, rust or lose their seal over time. Anywhere a pipe or downpipe passes through the roof, known as a roof penetration, also needs to be properly sealed.

In one of our jobs in Logan, a downpipe from an upper roof ran through a lower roof and inside a wall. We replaced the downpipe and sealed the roof penetration so water could no longer get in where it passed through.

Gutters and downpipes

Some “roof leaks” are actually gutter problems. When gutters are blocked, water can back up and overflow behind the fascia and into the eaves or wall cavity. Watch for:

  • Gutters overflowing during moderate rain
  • Plants growing in the gutters
  • Rusted, sagging or leaking gutter joints
  • Downpipes that don’t discharge water during rain

Regular gutter cleaning is one of the simplest ways to protect your roof, and if your gutters are rusted through, gutter replacement may be the better option.

After a storm

After a severe storm, it’s worth looking at your roof from the ground. Check for displaced tiles, lifted sheets, branches on the roof and debris in the gutters. If you notice anything unusual, or new stains appear inside, have the roof inspected. Please don’t climb onto a wet or storm-damaged roof yourself.

What roof maintenance involves

  • Resealing and re-screwing metal roof sheets
  • Replacing damaged sheets, or broken and slipped tiles
  • Repairing or replacing flashings
  • Rebedding and repointing ridge capping on tile roofs
  • Clearing gutters and valleys of debris
  • Sealing roof penetrations around pipes and downpipes

All work at height is carried out safely, with the right access equipment. You’ll get fixed-price options before any work starts. Some roof repairs depend on the weather, so we may need a dry day to finish the job properly.

When repairs aren’t enough

If a roof has widespread rust, many cracked tiles or repeated leaks in different places, ongoing repairs may not be the best use of your money. In these cases, we can talk you through full re-roofing or roof restoration, so you can make an informed decision.

How often should you have your roof checked?

A regular check, along with your gutter cleaning, helps you catch problems early. It’s also worth booking an inspection after a major storm or if you’ve just bought an older home. Our home inspections can include the roof, gutters and downpipes.
